HELPING CLIENTS ACHIEVE THE FULL POTENTIAL OF THEIR PROPERTY

GSI navigates project objectives, schedule constraints, and regulatory requirements while integrating environmental services on development projects to manage and mitigate environmental risks and liabilities.

GSI staff have decades of experience providing top-quality consulting services on property transaction and development projects. From due diligence to environmental engineering controls, our clients rely on us to identify and address environmental concerns associated with redeveloping underutilized to significantly impaired properties that are contaminated from previous uses. Our multi-disciplinary team provides insight into the risks and costs associated with these properties to help our clients strategically incorporate cleanup with development, establish long-term management strategies, and minimize future liabilities.

We also recognize that environmental challenges on redevelopment projects may manifest themselves only as a project is underway. Importantly, GSI routinely collaborates with development teams to provide  timely, cost-effective, and adaptable solutions to address these challenges in a manner that achieves successful regulatory, risk management, and economic outcomes.

FEATURED PROJECTS

Remediation Design Integrated with Redevelopment

Chick-Fil-A, Hollywood, California

GSI implemented a remedial design and implementation plan that accounted for site improvements including new utility lines, parking and landscaping areas, main restaurant structure, and drive through areas. The project remained on schedule and on-budget by installing the remediation system concurrently with construction.

Vapor Intrusion Mitigation System

Former Research and Development Facility, Northern California

GSI developed a basis of design for a passive vapor intrusion mitigation system (VMS) that met regulatory performance objectives consistent with the future commercial use of the chemically impacted property. Our team worked with architectural design and construction firms to integrate the design and installation with the overall construction schedule. Importantly, as part of the design, GSI proactively engaged in regulatory negotiations to promote a pragmatic, long-term operation, maintenance, and maintenance program focused on streamlining future efforts while still meeting regulatory requirements. The building is scheduled to open in early 2022.
